Lodgepole Capital provides full-service asset management for agricultural and commercial real estate, on a retainer basis. Each property is assigned a dedicated asset manager — the same person investors interact with at closing.

What active management means

Active asset management is the deliberate, ongoing work of preserving and growing a real estate investment's value. For agricultural property: selecting the right tenant, structuring a lease that aligns interests, maintaining irrigation and soil health, planning capital improvements (pivot retrofits, drain tile, fencing), and documenting compliance with insurance and regulatory requirements. For commercial property: tenant relations, building systems oversight, lease renewals, and capital reserves.

Tenant and operator selection

Tenant credit, operating history, and on-the-ground reputation are evaluated for every lease. Cash-rent leases require credit underwriting. Crop-share and grazing leases require operating-history verification and an explicit drought / yield-shortfall protocol. We work with proven regional operators and do not assume a property will run the same with a new operator.

Operational oversight

Quarterly property visits with documentation. Annual condition reports including range / soil / water observations. Insurance review and renewal. HOA, state, and federal regulatory liaison where applicable. Capital improvement planning over a rolling 10-year horizon — pivot system retrofits, drain tile installation, building maintenance, road and fence repair.

Reporting and transparency

Quarterly financial statements per property. Annual stewardship plan review with the investor. On-demand access to property documentation through the Partner Vault. Lodgepole Capital reports against the original underwriting model rather than against a benchmark — the investor knows what was promised and what was delivered, property by property.

Capital improvement planning

Major capital projects are planned on a rolling 10-year horizon and reviewed annually. Irrigation system retrofits, drain tile installation, fencing replacement, road improvements, and building maintenance are budgeted with multi-year visibility rather than reactive expenditure.

Environmental stewardship

Soil health monitoring, water-quality testing, conservation easement compliance (where applicable), and integration with regional conservation programs. The land's long-term productivity is a function of its ecological condition; we manage to preserve both.

Can I engage Lodgepole for property I already own?

Yes. We accept asset management engagements for existing landholders who want professional stewardship without selling and rebuying. Engagement begins with a property audit and a written scope-of-services agreement.

Do you operate the property directly?

Generally no — we lease to vetted regional operators and oversee them on the principal's behalf. Direct operation is available where the principal prefers to capture the operating margin and accept the operating risk.
