Colorado is two agricultural economies in one state. East of the Continental Divide, irrigated row-crop agriculture dominates the South Platte and Arkansas valleys — high-value, water-intensive, and basis-efficient relative to coastal markets. West of the divide, ranch and dryland operations stretch across the high country and Western Slope. Front Range growth makes commercial real estate in regional anchor cities (Greeley, Fort Collins, Pueblo) increasingly relevant as a portfolio complement.
